o   Comprehensive Tenant Application Screening in order to find the best possible tenant for vacancy (credit report, employment verification & proof of income, rental history, pull any eviction notices, state criminal background check, etc.)

o   Full Lease Preparation & Execution

o   Review lease guidelines with tenant regarding things like rental payment terms, required property maintenance, etc.

o   Perform detailed move in inspection with tenant

-       Thorough & Routine Property Inspections

o  On a regular basis Metric Realty will conduct interior and exterior inspections on the property to ensure that the property is in order and that tenants are both happy & complying with the terms and conditions set forth in their leases & set forth by township.

o   After Inspections, Metric Realty will follow up with you, the property owner, in order to inform you of the status of what we found and if we noticed any areas of concern.

o   We have a vast expertise in current laws, regulations, & ordinances for local, state, & federal in order to keep you the landlord safe and protected. It can be stressful trying to keep abreast of all of these rules & regulations. This will help to avoid any issues from the get go, and give us an effective way to deal with any issues that may arise.

-        Maintenance of Property

o   Metric Realty has a network of licensed, bonded, & fully insured contractors on call to us at any time to ensure that we can handle any situation that may arise. These include but are not limited to General Contractor, Electrician, Plumber, Multiple HVAC Contractors, Snow Plowing, Masonry, Pest Control, Painters, Carpenters, etc.

o   Having such a network of Contractors allows us to take care of any situation in an effective and efficient manner while also helping to keep costs as low as possible.

o   Establish a preventive maintenance policy in order to identify & deal with any necessary minor issues before they can possibly become a larger issue.

-       Landlord Statements and Financial Documents

o   Metric Realty at the end of each Month, Quarter and Year will prepare and send to you a full easy to read landlord statement along with all necessary financial documents. This includes a full financial breakdown of the given period (Invoices, Bills, Income Statements, Balance Sheets, etc.).

o   Detailed documentation of all expenses via invoices & receipts

o   Maintain all historical records (invoices, leases, inspections reports, maintenance reports, warranties, etc.)
